Automated Alerts on Ciment.com

We are in the process of automating listing alerts so that any Registered User of ciment.com can Save a Search and associate an Alert for that Saved Search. We apologize for some transition traffic that may have sent you extra alerts for listings that were actually unchanged. This happened because it was hard to transfer log-ins along with their history.

From this point on you should only see alerts when Updated listings are either New or had a Price or Status Change in accordance with your personal saved search parameters.

Register on our our web site and save a search you like and then just click on Alert and you will be updated on changes.

You will receive an alert when listings in your search area are New or had a Price or Status Change from last alert!

Finally … An Exciting “Up” Spring Market

Reviewing data for Montgomery County comparing May monthly activities for 2011 and 2012, shows some very positive market trends. Comparing May 2012, to the same month last year: with low interest rates and active inventory (supply) down sharply (~22%), prices are beginning to show some signs of stability and perhaps recovery. Average Sold Prices  show a healthy ~6% increase across the County. Again for May 2012, the Inventory of Active Distressed (bank-owned/short sale) Listings is down sharply (~50%) and even Days on the Market (DOM) improved over May of last year. Similarly, My Team has been experiencing a huge improvement in sales. I believe that we may be near a true market turning point. New Team Web Site Launched

We just launched a new comprehensive Ciment Team web site, legacy.ciment.com, with advanced real estate tools and information resources that provides expanded search of the MLS/MRIS and the ability to view full listings, photos and virtual tours. As in our prior web site, My Listings tab has all that plus, disclosure forms and brochures.

Our new site provides the ability to print out full listings brochures with all the photos for ANY listing in the MRIS!  A major new site feature is the real-time access to Montgomery County data from the MRIS for your: neighborhood, subdivision, condo, or city. The site has integrated our Daily Market Snapshot Reports and updates for county-wide Active and Sold data for City/Zip Code/Subdivisions/Condos of your interest. Please note, the latter (sold) reports are generally unavailable and particularly difficult to construct for subdivisions and condos.

In the Home Salestab we have integrated our own innovative search tool, Validate Property,  that allows you to input any address (or MLS #) and check its entire history in the MLS/MRIS in real time. This is a very quick research tool and is the most up-to-date MRIS search anywhere! Please check out our new site and we would love to get your feedback.
