Update on Kemp Mill Urban Park Renovation

Kemp Mill Urban Park, located at the entrance to Kemp Mill Shopping Center at 1200 Arcola Avenue, is about to undergo major planned renovations.
A focal point of this 2.7-acre park is the water fountain in the center of the pond. Other features include a play area, a gazebo, a basketball court, and an area to play ping pong.
The reconstruction of Kemp Mill Urban Park will begin the week of February 15th with the installation of a tree protection fence and a construction fence to close the park off. The reconstruction is planned for 13 months.

Market Slows: Sales Volume Down, Prices Down and Days on the Market Up

A Quick Snapshot of Montgomery County Market: Sales Volume in October 2015 was down 4.77% relative to October 2014 (880 units versus 924 units). Average price was also down 4.16%. The slowing of the current market was also reflected in that Days on the Market (DOM) was higher in 2015 than in year before, 64 DOM versus 56 DOM in 2014. This shows that the pace of sales is taking longer in this year’s market. Despite this recent downturn in October, over the summer things were moving. In fact, if we look at the preceding 90 day period (JUL 25-OCT 20) for each year, then Sales Volume was actually up 10.89% while Average Sales Prices were essentially unchanged at -0.25%. A new Monthly Report is issued around the 12th Day of each month so, December should be forthcoming soon. For a full report check out https://legacy.ciment.com/monthly-market-snapshot.

How We Represent Buyers and Sellers in Changing Markets.

I just want to take a minute to report to you how proud we are of our Best MD Buyer Agent, Emily Lurie. Yesterday, Emily wrote a contract on a Silver Spring Property that had a total of 8 Contracts. Although Emily’s buyer had not offered the highest price, nonetheless, Emily’s contract won out over the others. The feedback was that Emily’s contract was clean and professional. That is what makes the Ciment Team so special. Our two agents Barbara and Emily are smart professionals who know how to represent their buyers and sellers in changing markets.

Team News: Eventful and Productive Week

This was a very eventful week with 5 Team closings , adding up to a Team total of 10 settled properties in 2013!
Along with 10 active listings and 6 other properties under contract, requiring constant attention, and another listing (#7) going under contract, we were very busy this week. The market is really heating up.
With all this going it was somewhat amusing to run into an agent that did a deal with me a few years ago. She asked me how the market was doing. I told her I was very busy and she proceeded to chime-in that she was exhausted from all her business. I was frankly happy to hear that other agents are busy but, was quite surprised as I had not seen any of her “deals’ advertised anywhere. Well, today it only takes a minute, with the right tools, to check out whether an agent is really doing business in the MLS. So, I sent my “research assistant” into the MRIS data to see what this agent had been up to so far in 2013. It turns out she had two low-priced active condo listings and had nothing under contract and had not closed even ONE rental or sale in 2013! I assume that many agents like to “puff” about their sales activity but, at least in real estate you can check them out.
Call me for any real estate info or services you need, we are heavily engaged in the market, producing results and ready and eager to work for your home sale or purchase.
