Reviewing data for Montgomery County comparing May monthly activities for 2011 and 2012, shows some very positive market trends. Comparing May 2012, to the same month last year: with low interest rates and active inventory (supply) down sharply (~22%), prices are beginning to show some signs of stability and perhaps recovery. Average Sold Prices show a healthy ~6% increase across the County. Again for May 2012, the Inventory of Active Distressed (bank-owned/short sale) Listings is down sharply (~50%) and even Days on the Market (DOM) improved over May of last year. Similarly, My Team has been experiencing a huge improvement in sales. I believe that we may be near a true market turning point.
